Residential construction across Scandinavia is moving out of its downturn. Housing starts fell sharply during the high-interest-rate period of 2022 to 2024, and forecasts now point to a gradual recovery beginning in 2026 and strengthening through 2027 and 2028.
The underlying driver has never gone away. Major urban regions — Copenhagen, Aarhus, Odense — have a persistent housing shortage, sustained by population growth, urbanisation and rising demand for modern energy-efficient homes. The downturn delayed that demand; it did not remove it.
For subcontractors, residential is the segment with the widest spread of work. Every trade is represented on a housing project, from groundworks to final decoration, which makes it the most broadly relevant market on this site.
Sector Growth is Expected to be Strong
- Multifamily and apartment housing
- Rental apartments and affordable housing
- Energy-efficient residential developments
- Urban mixed-use projects
- Student accommodation
Timing Matters More Here Than Anywhere Else
Residential projects move quickly once they start, and trade packages are often determined in sequence rather than all at once. A painter and a groundworker on the same development are contracted many months apart.
This is why a static project database tends to disappoint smaller firms. Knowing a development exists is not the same as knowing when your specific package is being decided, or who is deciding it. That timing is the part we research and the part we sell.
Which Trades this Affects Most
All of them. Groundworks, concrete, carpentry, roofing, windows and glazing, plumbing, electrical, plastering, tiling, flooring, kitchens and bathrooms, painting and decorating, landscaping.

FAQ block (for FAQPage schema)
Q: Has residential construction actually recovered?
A: It is recovering rather than recovered. Forecasts point to steady improvement from 2026 through 2028 as financing conditions ease. The practical implication is that projects are being planned now that will need trades over the next two years.
Q: I only work in one region. Is that a problem?
A: No — most of our customers work within a defined travel radius, and we filter projects to that radius. Regional focus tends to be an advantage on residential work, not a limitation.
